HUNTING HILLS HOMEOWNERS ASSOCIATION  
BOARD MEETING
Wednesday, July 2
3, 2008
TThe meeting was called to order by President Whitney Snyder at 7:10 PM.

Present:
Whitney Snyder, Brian Carroll, Linda Habermann, Joan Petrus, Colleen Stone,  Marcia Albert, Anna

Secretary’s Report:
The minutes of the April Board Meeting were approved on line.

President’s Report:
President Whitney Snyder advised she will defer comments on various topics until appropriate
committee reports are presented.  She thanked Ellen Carroll for all her work on Beautification and the
new signs.  She also thanked Anna Hudson and all those who worked on Membership and the new
Directory.

Treasurer’s Report:
The Treasurer’s Report was submitted by E-mail. The only outstanding bill is to Rocky Dale Quarry (the
rocks in the triangle at Fox Ridge Road and Hunting Hills Drive are not as large as promised).  Members
in good standing may receive a balance by contacting the Treasurer.

Committee Reports

Beautification:
Irene Brock sent a report stating that watering has not been need too often. The annuals are watered
once a week and the shrubs should be established by now.  President Whitney Snyder stated that she is
looking into the possibility of installing a solar power driven fountain in the triangle at Fox Ridge Road
and Hunting Hills Drive.

Club Liaison:  
Debbie Melnik sent a motion requesting that the Homeowners Association approach the Country Club
about landscaping the area along Fox Ridge Road and Hunting Hills Drive where trees were cut down.  
The motion was not seconded as Whitney advised that the Country Club already has plans for
landscaping that area.  Brian Carroll questioned if we taking on responsibilities regarding landscaping
which belong to the quarry or the developer? Brian moved that we find out about the Country Club’s
plans for the area before we consider Debbie’s motion. Whitney stated that there is a possibility of
considering this at a special meeting and share the cost with the developer.

Government Liaison:
Joe Lemmer reported that the new power lines will not cross Hunting Hills. The lines will run basically
along the railroad tracks west of us.

Membership Report:
Anna Hudson reported that the new Directories are printed and distributed now. She now needs to
develop welcome kits for new Homeowners.  She needs ideas on how to track neighbors moving into
and out of Hunting Hills.  Block captains are supposed to do this but the area is so big it is difficult. The
Country Club and Homeowners Association should put letters in the welcome kits.  Whitney and Gary
Powers are going to work on the Directory next year.  Thank you Anna!

Joan Petrus proposed that Homeowners Association members be allowed the use the restaurant portion
of the Country Club without being members of the Club.  Sandi Cole advised that the Club would do that
as it could result in many full members dropping out.

Security & Safety Report:
Brian Carroll reported that he has spoken with Roanoke County’s new public affairs Police Officer Eric
Orange.  Officer Orange advised that most crimes in Hunting Hills are opportunistic and residents
should keep their vehicles and houses locked and their garage doors down.  The incidents are mostly
all larceny and crime activity is less than in previous years.

Streets and Lights:
Sand Cole reported that she has reported street lights which are out to AEP. She has also reported the
need for a guard rail at the intersection of Hunting Hills Drive and Route 220. New potholes have been
patched.

Old Business:
Whitney reported that Gary Powers is working to obtain a permit and is defining sign placement with
utility companies and Roanoke County.  Only one sign will be allowed perhaps “V” shaped.

Gary Powers has had no response to his attempts to reach Kathy Claytor at Delta Dental regarding
placing a new sign within our landscaping easement on their property.

Debra Balzer-Plagemann sent an E-mail regarding Flyer Solicitations which she receives in her mailbox
which she considers to be an annoyance. After much discussion it was decided if such solicitations are
forwarded to the attention of the Homeowners Association, the Board will send a letter to the solicitor
advising them that solicitation is not permitted without a license and ask them to take out an ad in our
Directory.  Whitney will create the letter and submit it to the Board for approval.

Whitney has contacted the contractor who has been using the vacant lot on Hunt Camp as a staging area
for construction.  The contractor apologized and promised to tidy up the lot.  If this is not done, Whitney
will report to the county.

There was no other Old Business.

New Business:
Delta Dental plantings
After much discussion concerning our landscaping easement at Delta Dental, removal of the Hunting
Hills sign, and our inability to reach an agreement with them concerning replacement of the sign, Linda
Habermann moved: That baring any changes in the easement in the future, our Homeowners Association
stop pursing the replacement of the Hunting Hills sign on Delta Dental property and pursue landscaping
only on our easement. The motion was seconded and carried.  We will pursue landscaping now but will
reconsider the replacement of the sign in the future if appropriate.

Anna reported that the residents do not like the new plantings as they are skimpy and lack panache.  It
was agreed that the plantings are not full enough and will be improved.

Country Club Signs
It was agreed that we will offer to repaint the Country Club signs and split the cost with the Club as well
as considering new signs.

Susan Delp called and advised Whitney that a lot of vandalism is taking place in the Hunt Camp Road
area and we should put our a flyer asking people to watch their children closer.  Whitney advised that
this is not our responsibility and suspicious activity and vandalism should be reported to the police.

Brian Carroll suggested the Homeowners Association develop a wood chip walking trail through the
common areas.  This idea was well received and Whitney will contact the county and see what needs to
be done for such a project.  The suggestion was put in the form of a motion, seconded and carried.

Future Meeting Dates
Our next board meeting is Wednesday, October 22, 2008, at 7 PM.
The General Membership Meeting is Thursday, November 13, 2008.
