HUNTING HILLS HOMEOWNERS ASSOCIATION BOARD MEETING Tuesday, January 19, 2010

The meeting was called to order by President Amy Bagliani at 7:00 p.m.
Those in attendance were Linda Habermann, Niles Harvey, Irene Brock, Connie Vaughn, Angie Beckner,
Richard Wyeth, Debbie Melnik, Amy Bagliani, Brian Caroll, and Joe Lemmer.
Financial Report
Because our last income tax return was incorrect, the IRS demanded we pay taxes as a non-profit
which we did. The IRS now agrees that we are a non-profit and will refund the tax paid when we file an
amended tax return for 2008. The amount is approximately $1100.00.
Tami Blackwell has copy of our Articles of Incorporation and Brian has also requested a copy from
the State of Virginia.
The attached financial report was reviewed. New signature cards, etc. need to be signed for the
bank by the new officers.
Neighborhood Committee
Debbie Melnik reported that most streets have street captains now to facilitate communications with
neighbors. It has not yet been determined what the Watch Committee will do. Gary Powers would be a
good source for information. Richard Wyeth volunteered to help.
Membership Committee
President Bagliani reported that we have problems with mail delivery as many homes did not
receive their invitations to our annual meeting. President Bagliani proposed that neighborhood
representatives could have meetings in their homes with their neighbors so neighbors can become
acquainted.
Debbie Melnik would like to know when new neighbors move in so they can be contacted by the
country club and the homeowners association. Block representatives need to contact their neighbors
and make sure they are members of the homeowners association and so we have their E-mail
addresses. We need to find a computer publishing service to keep the data for the Directory so the
information can be more easily updated.
Old Business
Articles of Incorporation have been discussed earlier.
More District Representatives are needed.
Snow Removal
The neighborhood was not happy with the snow removal after the heavy snowfall in December.
President Bagliani contacted VDOT about the intersection of
Hunting Hills Drive and Fox Ridge Road and other areas needing extra treatment as they do not get
sunlight. VDOT has a priority system of clearing roads.
Hunting Hills Country Club
Debbie Melnik reported that the country club is doing ok now but more new members are
needed. The positions of general manager and banquet manager need to be filled.
New Business
Goals for 2010 are to increase membership, increase membership dues, and improve
communication. We are now spending approximately $10,000.00 more per year that we are taking in.
Expenses are expected to increase as Old Heritage may decide to do less neighborhood maintenance in
the future. President Bagliani is meeting with Old Heritage at their request to discuss this matter.
President Bagliani reported that our website is on Gary Powers’ server and she feels that it should
be transferred to a HHHA server and billed to HHHA.
President Bagliani advised that she wants to invite the entire neighborhood to quarterly board
meetings. The meetings will be on the second Tuesday of the month at 7:00 p.m. on February 10, May 11,
August 10, and the annual meeting on November 9, 2010.
Other
President Bagliani reported that we need a balanced budget which reflects accurately our income
and expenses. We need insurance for the Board of Directors.
Any non- board members attending meetings would be there as observers only and the floor would
be opened to them only when necessary.
Committee heads should review our website and make and corrections.
