HUNTING HILLS HOMEOWNERS ASSOCIATION  
BOARD MEETING
Wednesday, January 16, 2008
The meeting was called to order by President Whitney Snyder at 7:08 PM

Present:
Whitney Snyder, Anna Hudson, Gary Powers, Brian Carroll, Marcia Albert, Ed Price, Joe Lemmer, Colleen
Stone, Joan Petrus, Deanna Cochran, Sandi Cole

Unable to attend:
Irene Brock, Debbie Melnik, Linda Habermann, Debra Balzer-Plagemann, Linda Wilkes, Michael Roberts,
Laura Williams

Secretary’s Report:
Realizing that a copy of the October 10, 2007 Meeting Minutes were not available, a quorum was
obtained by email on January 17 to approve the October minutes as written.  Minutes for the 2007
General Membership Meeting were also approved.  Minutes for January’s meeting were taken by Anna
Hudson in Linda Habermann’s absence.  

President’s Report:
Those members present were asked to verify their email address and spelling of their name for the
association Web site.  Comments regarding the General Membership meeting in November were
positive.  A thank you was given to Gary Powers for his service as President in 2007

Treasurer’s Report:
The report dated 10/1/07-12/31/07 does not reflect deposits made; they were done after Jan. 1st.   Ending
balance is available to residents upon request to the Board.  There was a discussion as to where the
key to the water meter is located. Whitney is to look into this.

Committee Reports

Beautification:
A proposal for both leaf removal and maintaining of the common areas by Looney’s Outdoor Service was
presented. A motion was passed that the Beautification Committee would review the proposals and
make a decision regarding hiring Looney’s. The feasibility of having leaves collected by Looney’s on a
set schedule with a fee to residents will need to be determined

Club Liaison:  
Hunting Hills Country Club has a current offer to join the Club now and get 15 months for 12 months
dues.  For example:  If you join in February, you do not begin paying monthly dues until the month of
May.  What a deal!  A new category, Young Professional, has also been added.  Any single or family 32
years of age & below may join before March 15 for ½ of the regular monthly membership fee.   The 15
month contract with first three months dues fee also applies.

The HHCC Board is open to continue looking into the possibility of a neighbor-hood dining membership.  
It would be helpful if each representative of the HHHA would float this idea among the homeowners who
are not members to gauge the level of interest.  Feel free to e-mail Debbie Melnik @ melnikfam@cox.net
with information as to number of neighbors interested or names or those interested and any ideas or
input that you receive.

As always, HHCC is very interested in knowing when a new neighbor moves to Hunting Hills.  This
information can also be forwarded to Debbie.  Homeowners, both new and longtime neighbors, are
strongly encouraged and welcome to come in and try out the club.  Our marketing coordinator will be
happy to make a complimentary dinner reservation, golf tee time, reserve a tennis court, arrange a pass
to the pool, reserve a meeting room, or to give a tour of the whole facility.

We are really about promoting this club to all of Roanoke but especially to neighbors in Hunting Hills.  A
strong Hunting Hills Country Club can not only boost our home values but also provide many activities
to share with family, friends and business colleagues.

Government Liaison:
Joe Lemmer has learned that there are no plans in the next 5 years to widen Rt. 220.  Charlotte Moore is
the new Cave Spring Supervisor. Joe will contact her to foster our continued relationship with the
Board of Supervisors.   .

Membership Report:
Work is beginning on producing the 2008 directory.  Ads will be sold to offset the cost of printing.  Full
page is $150, half page is $90, business card size is $50.  Advertisers will not be endorsed by the
Association.  Contacts for placing ads are Gary Powers and Anna Hudson.

Security & Safety Report:
Brian Carroll presented the report documenting police calls for December ‘07  An association member
had asked to be emailed when there was a police report made in Hunting Hills but it was noted that the
Web site was available to obtain this information.  

Streets and Lights:
Sandi Cole noted the quick repair of the signage damaged due to vandalism at Black Bear and Flintlock
Lane.  Recent damage to the split rail fencing was reported to the Country Club and repaired in a timely
manner. Removing the leaves from the gutters was discussed; is it the responsibility of the
homeowners or the county?  

Old Business:
A sign committee was formed to study the options available regarding signage in the development,
specifically at the Starkey Road entrance.  Members of the sign committee are the following:  Whitney
Snyder, Gary Powers, Brian Carroll, Joe Lemmer, Marsha Albert, Ed Price, and Anna Hudson.   Attorney
Tucker Lemon, representing Old Heritage, is to meet with Gary Powers and Joe Lemmer to hear the
Association’s understanding of the ongoing negations with Delta Dental and Old Heritage.  


New Business:
Goals for 2008 were outlined.  Paramount is a resolution on the signage issue with Delta Dental.  Also
important is a greater effort at maintaining the common areas in the development.
