HUNTING HILLS HOMEOWNERS ASSOCIATION  
BOARD MEETING
Thursday, January 20, 2005
President George Brammer called the meeting to order at 7.38 p.m.

Present:
George Brammer, Gary Powers, Pam Ammar, Bill Otey, Joe Lemmer, Connie Vaughn, Pam Altizer, Linda
Wilkes, Linda Harman and  Sandi Cole

President’s Report:
George distributed copies of the Bylaws.

Secretary’s Report:
The minutes of the October 19, 2004 meeting, as recorded by Secretary Kay Allen, were distributed and
approved as presented.

Treasurer’s Report:
Pam Ammar presented a report of cash receipts and disbursements for 2004.  The December 31, 2004
checking account balance and Dreyfus account balance was distributed.

Committee Reports

Beautification:
Connie Vaughn presented the attached sign report for the Beautification Committee. Recent Old heritage
and VDOT developments have increased uncertainty regarding southbound 22 traffic lanes. The Board
approved a plan for the Beautification Committee to hire contractors to erect a green marbled granite
face, stack stone enclosed sign for the south side of Starkey Road entrance, with the total cost not to
exceed $22,000 and one half of the cost to be reimbursed by Ols Heritage Corp.

Club Liaison:  
George Brammer reported that Hunting Hills Country Club is running an initiation fee waiver promotion
for a limited amount of time. The Club has also decided that neighborhood residents who have paid an
initiation fee in the past will have the initiation fee pass with residence transfer, so that purchasers of
those members’ homes will not have to pay a fee to join the Club.

Government Liaison:
Joe Lemmer read from recent newspaper accounts of I-73 developments and reported that Federal
Highway Administration must now approve an environmental impact study.  George Brammer presented a
Rockydale Quarries expansion plan that was approved on January 20 by the City of Roanoke Planning
Commission.  Part of Rockydale’s proposal involves a Rockydale/Old Heritage donation of land along
southbound 220, adjacent to Hunting Hills, for an additional traffic lane. George attended the Planning
Commission Meeting and reported that VDOT is in favor of the plan.  Roanoke City Council will vote on
the Rockydale proposal on February 22.

Membership Report:
Linda Harman reported that 251 families have paid 2005 dues as of this meeting date.  This covers 60
percent of elgible homes and is ahead of progress at this time last year.  A second request mailing was
sent on January 15.  Seventy-eight percent of residents paid dues by the end of the 2004 membership
campaign.  The committee would like to have directories to the printer by March 1.

Bill Otey reported that Hunting Hills Place residents will explore interest in the right to Hunting Hills
Homeowners’ Association at a meeting next week.  The Board observed that extended membership to
the condominium and similar communities would require Association Board approval and amendments to
the By-Laws.

Security & Safety Report:
Gary Powers reported that he had started a prototype for an Association web page. The address will be
www.huntinghillshomeowners.  The committee is addressing possibilities for a homeowner e-mail
distribution list.

Streets and Lights:
Sandi Cole volunteered to chair this committee.

Budget:
Pam Ammar presented a proposed 2005 budget which the Board approved.

Resident concerns:
Residents Isabel Kase and Ed Staley of Archer Drive attended a portion of the meeting to discuss
concerns regarding I-73 and more imminent plans to widen southbound 220.

There being no further business, the meeting was adjorned at 9:23 p.m.
