Hunting Hills Homeowners Association
HUNTING HILLS HOMEOWNERS ASSOCIATION
BOARD MEETING
Wednesday, February 18, 2009

STATE OF THE ASSOCIATION
Size

The Association presently numbers 212 members out of an approximate 440 homeowners in the
neighborhood. Membership participation is more limited than desired and is likely a function of multiple
things.  Including but not limited to apathy, limited perceived board activity, ignorance of association’s
role, lack of familiarity with board accomplishments among just a few reasons. Fundamentally, the board
needs to answer the question, Why join if you recognize no benefit!
The reality is somewhat different, new signs in 2008, new landscaping in 2008, voice in AEP
“sunscape” transmission power line routing 2008, common area maintenance 2007, 2008, successful
annual meetings 2007, 2008 just to name a few.
Problems we as an association are aware of and must correct include the persistent issue of traffic
volume and speed, directory inaccuracies and distribution problems, timely bill payment and financial
reporting, and probably other issues not addressed in this narrative.
As an association the perception of our accomplishments differ from the realities of our
accomplishments and consequently our credibility as an organization suffers. All organizations have
problems but ours are very fixable with everyone’s participation.

Board
The board is composed of willing volunteers from the six identified districts throughout the
neighborhood. Various districts have vacancies which are currently unfilled and some have remained

Finances
The finances of the association are sound with a current bank balance of __________.
The association generates income from three principal sources in order of descending magnitude from
Dues, Advertising revenue from the directory and interest on the existing bank balance. The expenses
of the association are primarily project driven expenses including Expenses associated with
landscaping, annual meeting, maintenance of entrances, directory production, mailing and website
maintenance and hosting.

anticipated at the April board meeting. Significant variables to the budget include the adoption of a new
summer social event and the status of the proposed community trail system.
